Rates: $145 - $155 Double occupancy. Additional person $15.00. Each room can accommodate a rollaway bed. Rates include a full New England breakfast and complementary refreshments served each afternoon. Coffee, tea, soda and bottled water are available anytime.

Cancellations: 10 day advance cancellation notice required, less a $15.00 handling fee. With less notice we will refund only if we are able to re-book the room, less the handling fee.

Breakfast: We serve a full New England breakfast with specialty breads, seasonal fresh fruit, homemade granola, and your choice of eggs, waffles, pancakes, or French toast.

Smoking: We are a smoke free bed and breakfast.

Pets: Sorry, pets are not allowed

• Take the Rt. 31 exit, number 28, towards Fitchburg/Princeton.
• Keep right at the fork in the ramp.
• Merge onto Rt. 31.
• Rt. 31 becomes Rt. 31/Rt. 2A.
• Turn sharp left onto Rt. 12.
• Stay straight on Rt. 12 for six miles through Ashburnham center.
• Turn right onto High St.
• High St. becomes Lake Rd. At fork bear right onto Cobb Rd. We are #30, the last house on the right, a white colonial set back from the road.
